Built 8 years ago in the Gooram Valley as home for Bob and Wendy Freeland. It was built with the view
that one day it would be sold to someone recently retired who wanted to entertain occasional visitors or to a regional executive
or business person wanting a good environment and space to raise a family.
Location
Access to the outside world is unique to
the location. It is only 45 minutes by car to Mansfield, Alexandra, Yea, Seymour, Nagambie, Murchison, Shepparton and Benalla. This gives a wide choice for shopping
and entertainment. Strathbogie, Ruffy and Euroa (the nearest post office) are 15 minutes away. Ruffy Store does a great
breakfast at weekends. Melbourne or Albury via the Hume is a two hour drive.
Design/Lifestyle
The design allows for views and separate
outside entrances to each main bedroom, the ability to walk from the car to the back door under cover, use of the winter sun
for warming, and protection from the heat during summer by dint of the site chosen. The inside is dominated by views
of Mt Wombat and the nearby ridges and rocks of the Strathbogie
Ranges. The user may indulge in simple or complex exercises
such as horse riding, hiking, rock climbing, cycling, creek clambering or grass watching - the latter usually done at
the end of the day on the outside porch helped by a balmy atmosphere and a glass of red (or two)..
The House
The house is brick rendered with four double
bedrooms, a large family/kitchen area, an en suite to the main bedroom with walk in robes to three of the bedrooms and a full
width cupboard to other bedroom/study. The dining room steps down to the lounge room which has a space heater located in it.
A separate bathroom, toilet and large laundry entrance make up the clever layout for this house. The heater is seldom used
as the house is kept warm in winter with concrete slab electric heating. Likewise the evaporative cooler is seldom used as
the house's location protects it from the late afternoon sun keeping it quite cool in summer.
Utilities/Fixtures
Fixtures include a St George full width
electric stove, a modern dishwasher, concrete slab heating and a space heater in the lounge room. TV antennae and an Austar
Satellite dish give crystal clear reception. The north side lawn contains an automatic sprinkling system serviced by a spring
fed dam which is also used to irrigate all outside gardens and the olive grove. House water is serviced by two rainwater
tanks providing 40,000 litres of water.
Outbuildings/equipment
Out buildings include a two section shed
on a concrete slab. Power is connected to each section one of which is lockable. Near the house is a 2m by 6 m
pine board garden shed and a 2x4m green-house. A modern 1000 litre Furphy tank and a 600 litre plastic tank are considered
part of the sale. Optional equipment for sale would include a ride on mower, two trailers, a self propelled mower and a hand
mower for the front lawn. The pedal church organ in the lounge room would also be an optional item.
The Forest and Gardens
A private forest extends to the west of
the house and is part of the property. The property spring fed dam is in it's south west corner at the highest point of the
property. The forest is home to unique flora and fauna. There are a number of walks throughout which enable the walker to
do so unencumbered by traffic of any kind whilst enjoying the various rock stands and water ways to be found within it. The
olive grove covers what used to be cleared ground with a feature garden near the house and a fenced orchard and separate vegetable
garden located between the house and the forest area. A duck park has been built and can house up to 30 birds comfortably.
A separate chook yard has been built within the orchard.

Bob and Wendy are reluctant to sell this property but unfortunately particular health reasons
force them to return to Melbourne. We would prefer
the purchaser to be someone who will care for the property and get as much out of the ambiance and stimulating environment
